Choisy urban renewal project is particularly extensive

Located in Crown Ile-de-France in the heart of the Val-de-Marne, Choisy-le-Roi remains the only city up Paris to position themselves on the two shores of the Seine. This strategic location has convinced policymakers: the territory of Seine-upstream (Choisy-le-Roi, Ivry-sur-Seine, Vitry-sur-Seine and Orly) is listed as a priority site in the contract for state-region-2000-2006. Planners and elected officials want to breathe new economic dynamics in the sector.

Choisy, urban renewal project is particularly extensive. It should be completed in 2012, for a total investment estimated at EUR 118 million. The program is to increase the supply of housing, in partnership with the national urban regeneration agency (Anru). It is to accompany the arrival of new residents: the city could see its population move from 34,000 to 44.000 inhabitants in the next ten years. By 2015, the municipality provides therefore 3,500 new housing units that will be added to the existing 17,000. "With its urban fabric inherited in part from the industrial era and marked by a fairly dense habitat, our common is particularly concerned with the need to"rebuild the town on the town"", said Mayor Daniel Davisse.

Distributed to the four corners of Choisy, future constructions will therefore possibly preceded demolition. The most ambitious projects are located in the Port District, an industrial site deserted by the plants since the 1990s. The architect Paul Chemetov was responsible for rethinking the urban landscape in this area changing, with a directive must: maintain the tradition of social mix. "Housing, our policy is to ensure"the rule of the thirds": one-third of rental social, a third of rental free or intermediate and one third in home ownership", continues the first magistrate. Some 850 housing units are planned in the district, including 450 scheduled for delivery late 2007 - early 2008, promoted largely by Nexity Apollonia and Meunier Habitat. This development should lead to the creation of 3,300 m2 of public facilities to meet the needs of the population. A multi-purpose Conference room and a new nursery school are particularly envisaged.

More than 100,000 m2 of activities

Choisy-le-Roi is characterized by the dynamism of its businesses and its small businesses, the tertiary sector is providing three quarters of the jobs. The commune is located also at the centre of a knot of transportation of regional significance (RER C, Trans Val-de-Marne) surrounded by great axes of movement (A86, N186 and N305). The creation of a planned transport intermodal hub in 2008 should help to make the network more efficient. This major asset facilitated the implementation of major companies such as Renault, national printing, key Cavers plant or water plant of Choisy the first producer of drinking water in France.

Real estate business is a major challenge for the future of the city. Jacques Ferrier and Valode & Pistre architects have developed an original project of 70,000 m2 of offices in five islands in the area of the Port. Responsible for planning, Sadev 94 launched marketing of these spaces to developers-investors. The area of the premises of activity total 30,000 m2, with the national printing as locomotive: 10,000 m2 are reserved. Opened in 2005, the building designed by architects Reichen & Robert employs more than 100 employees. Finally, it should be noted the realization of the Park of activities Val-de-Seine, developed by Nexity land Council in the area of the North gondolas to the limit of Choisy-le-Roi and Alfortville. It covers a total surface area marketable six hectares, divisible into four lots. Building permits have already been issued for two of them.
